    3. Make sure you agree on the schedules. Once schedules are not clearly set-out, more often than not, conflicts and problems will arise in the later part of the project.

    4. Give importance to a written proposal. There are times where two people talk of the same topic but translate it differently. It is best to get the proposal written and confer with the remodeler to make sure it projects your desire.

    5. Always make sure miscellaneous details are mutually understood. Small details are equally very important, make sure these are cleared out like his/her access to your property, what days would be the working days, who will clean up after work and most significant would be how they will protect your property.

    6. Ensure flexibility on your part as the home owner. Remodeling is surely an interruption to your normal lifestyle. So make sure to keep your cool to enable your practical decisions when something comes up unexpected.

    7. Clarify and agree on how Change Orders will be handled. It is a fact that during the course of remodeling something may change either the material to sue or the project details. Agree from the start with the remodeler on how this will be handled before anything is started. Changes will also affect budget and schedule for sure, thus it is wise for changes to be done in writing.

    8. Make sure well-written contracts are cover all the bases. The contract is a formal paper that reflects the verbal agreement of both parties (home owner and remodeler/contractor). It is then necessary that it defines every detail even to the smallest. This will guide handling of future conflicts that will arise.

    9. Upon work completion, ask for a Lien Waiver from the remodeler. The subcontractors hired by the remodeler are his/her responsibility and should see to it that they are paid for the services they rendered. For you to be safe from such situation, a written Lien Waiver is needed after the work is completed. This paper signifies and verifies that everyone involved in the remodeling project has been compensated for.

    10. Ensure a project plan is established to cover all phases and work dependencies. Talk out with your remodeler about the bigger picture of your plan including the needs. A remodeler who will plan out with you would be a good one to hire as he will listen and answer questions.
