The generally-accepted role of today’s mortgage lender or mortgage broker is typically “Making Loans.” Services primarily revolve around products, rates and fees they charge, and promises of their ability to “close the loan”. Today's basic service and marketing approach is a result of greed and severe lack of professionalism in today’s lending industry. I have been competing with these non-professional and immoral breeds for over 20 years, and I don't see any improvement in the near future.
Since 2001, the number of originators and loan officers have more than double. Coupled with a few corporation's excessive marketing budgets (resulting in major corporation expansion and monopoly of the mortgage/lending field over small businesses), has largely resulted in replacing professionalism in the mortgage industry with nothing more than order-taking.
The level of care provided the client has deteriorated to a level never before seen. Clients are provided quotes and Good Faith Estimates (GFE) that are 'off the mark' or completely fictitious in order to stop the borrower from shopping and to 'win' the deal. Too often the Borrower learns, at the closing table, they are not getting the interest rate, and even, not getting the loan product they were assured. Commonly, borrowers are surprised to find their lender or broker has paid themselves excessive fees, at the borrower's expense.
It's still amazing and shocking to me how little the borrower's personal short and long term financial goals were taken into consideration. I consider my role and obligation to be much greater than an 'order taker'. Perhaps the most important and largest personal debt in their lives, I consider and consult with my clients on a range of topics and objectives, as well as, provide information and insight about other considerations.
